TEMA DE CONCEPT – Locuinta se afla in Sinaia, la intersectia a doua strazi, in zona montana. Casa este de S+P+Sup+2E amplasata in mijlocul terenului. / CONCEPT DESIGN THEME – The home is located in Sinaia, at the intersection of two streets, in the mountain area. The house is B + GF + IF + 2F located in the middle of the land.

The ground floor has the following functions: kitchen, dining area, wine cellar, access hall, bathroom, toilet, living room and a large terrace. At intermediary level there are a person- al office, a playroom, a bathroom and a storage room. The first floor and the second floor have the following functions: eight bedrooms with private bathrooms and dressing rooms and two master bedrooms also with private bathrooms and dressing rooms and four terraces. In the basement there are a gym with bathroom, locker room, wet sauna, dry sauna and salt room, personal kitchen with storage, laundry and dryer, storage, thermal power plant room, garage, ski storage and personal bedroom with bathroom.

The large glazed surfaces, the modern materials used, the roof type terrace, the plot delimited by fences, generate a con- temporary architecture, which is suitable for a large number of guests. The house opens to the intersection of streets and closes to the two sides on which the neighbors are.

FRASINI COMPLEX is a small residential neighborhood, formed by six housing units, coupled two by two, which shapes a typical housing unit. Our proposal consisted of using the same house plan design for every coupled house, but moved up in relation with the corresponding coupled house. This way, the volume of the houses creates a diverse rhythm towards the access street, obtained by the same pitched roof of two coupled houses.

The design plans of each house are minimal, functional and ergonomically. The ground floor contains the following functions: kitchen, dining-room, access hallway, technical space, bathroom and living room. The up stairs level contains the following: two bedrooms, bathroom, master-bedroom with private bathroom and dressing room.

FOREST 15
Residential Neighborhood
The Forest 15 complex is developed in Chitila, Ilfov. It consists of two rows of houses lined up, positioned on either side of a private road, which has access with gate. The dwellings are GF + 1, except for the four ends, which mark the complex, which are GF + 2. Inside the complex, the courtyards of the houses are bounded only by the green fence, the parking lot and the backyards of the houses being open to the private street.

The layout used for these homes is simple, minimal, but functional and ergonomic. The ground floor has the following functions: kitch- en, dining area, access hall, technical space, bathroom and living room. The floor has the following functions: two bedrooms, bath- room, master bedroom with bathroom and dressing room. For the end houses, which have a second level, it has: an open space living room, a bathroom, a storage room and an open perimeter terrace.

The volume of the houses combines two types of roof: framing roof used for the middle houses, but treated modern and with a small slope, so that at eye level it is not perceptible and the terrace type roof, used for end houses, which have the structure of the second floor. From metal profiles, sandwich panels closures and hpl panels.
​
The colors and materials used on the facades of the houses, the large glazed surfaces, the types of installations used inside (air conditioning systems, underfloor heating) and the comfort given by this private space that has been created, frame the houses in a modern architecture, but functional and useful for the housing needs of young families.

The structure system used is one made of reinforced concrete, with piles and structural slab.
​
For this complex, two more variants were made, two feasibility stud- ies of those volumes, until the final agreed solution was reached.

LAKE 15 HOUSING

Lake 15 complex is realized in the same manner as Forest 15 only it contains three house blades. The landscaping is still characterized by the private road created inside, with the access gate, the houses have the courtyards and the parking spaces open to the street, being separated only by the hedge.

The structure system used is one made of reinforced concrete, with piles and structural slab. The part used for these homes is simple, minimal, but functional and ergonomic. The ground floor has the following functions: kitchen, dining area, access hall, technical space, bathroom and living room. The floor has the following functions: two bedrooms, bathroom, master bedroom with bathroom and dressing room.

The position of the staircase, the small dimensions of the horizontal circulations and the positioning of the functions in relation to the structure, helped us to obtain an efficient and functional architectural part, for this size of houses.
​
For this complex, another variant was made, in the feasibility phase, which contained collec- tive housing, GF + 2 blocks.

ESPLANADA

CONCEPT DESIGN THEME – URBAN SHAKE

The site of the ESPLANADA COMPLEX is located on the lakeshore in Buftea, hav- ing a wide opening towards the lake, but also towards the main access street, called Independentei Street. The beneficiary of the project wished for a residen- tial complex, with typical, single-family and cost-efficient housing units, that har- monies with each other and form an urban housing assembly, with a contem- porary touch. Our proposal consisted of using the same house plan design, but used in different ways: single housing units, coupled housing units and row hous- ing units, moved up from the street alignment. We managed this way to optimize the site division into plots, site which has a considerable surface, without having a monotonous urban layout, but obtaining in the same time different types of volumes and textures.

The typical housing plans are minimal, functional and ergonomically. The ground floor contains the following functions: kitchen, dining-room, access hall- way, technical space, bathroom and living-room. The up stairs contains the fol- lowing: two bedrooms, bathroom, one master-bedroom with private bathroom and dressing-room.

The stair case position, the small dimensions of the horizontal circulations, the functions location in relation to the structure of the house helped us obtain an efficient and functional architectural house plan design, suited for this housing dimension.
​
The large glazed surfaces, the modern construction materials, the terrace roof, the idea of a housing complex with open courtyards, unrestrained by fences towards the interior circulations generates a contemporary architecture, suited especially for young families.

The Otopeni Complex in Otopeni, Romania, was executed in the same way as the Forest 15 complex. It contains six houses connected two by two by GF + 1 + At. The landscap- ing is characterized by the private road created inside, with the access gate, the houses having the courtyards and the parking spaces open to the street.

The roof is framed. The structure system used is one made of reinforced concrete, with piles and structural slab. The part used for these homes is simple, minimal, but func- tional and ergonomic. The ground floor has the following functions: kitchen, dining area, access hall, technical space, bathroom, living room and terrace. The first floor has the following functions: two bedrooms, bathroom, master bed- room with bathroom and dressing room, a terrace and a balcony, and the attic has an open space living room and a bathroom.

In the same way as the Forest 15 complex, the Vlasia Complex was devel- oped in Vlasia Lake, Romania. It contains four houses lined with GF + 1. The landscaping is characterized by the private road created inside, with the access gate, the houses having the courtyards and the parking spaces open to the street.

The roof is of the frame type, with a large slope. The structure system used is one made of reinforced concrete, with piles and structural slab. The part used for these homes is simple, minimal, but functional and ergonomic. The ground floor has the following functions: kitchen, dining area, access hall, technical space, bathroom, living room and three terraces. The floor has the following functions: two bedrooms, bathroom, master bedroom with bathroom and dressing room and two terraces.

The project consists in the construction of a B+GF+6 residential block located in Bucharest, on Nerva Traian Street.
The basement is intended for parking and stor- age rooms, the ground floor opens to the city through commercial spaces, and the rest of the floors are for housing only. The apartments are from 2 rooms to 4 rooms, with spacious and bright rooms.
The interior design is modern and meets current requirements.

The project consists in the interior refurbishment of a GF + 2 house in Bucharest. The ground floor has the following functions: access hall, bathroom, storage, living room, dining area and kitchen.

The 1st floor consists of: two bedrooms with private bathroom and dressing room, a closet and a common space with a sitting area and looked out the window. The second floor has a master bedroom with bathroom, dressing room, window seating, a make-up area and a terrace. The rooms are spacious and bright and are modernly designed to meet current requirements.
